About the course

Two notebooks, one shared system

Tobaru Mitami started as a set of habits developed separately by two independent landlords, later combined into a single, teachable structure.

How this course came together

Neither of us set out to build a course. One of us managed a single rented apartment inherited from family. The other bought a small duplex and rented out both units while keeping a separate job. Both of us kept running into the same small frictions: a maintenance request forgotten because it arrived by text at an inconvenient hour, a lease clause we could not find when we needed it, a move-out dispute that would have been avoided with a photo taken three months earlier.

We started comparing notes, then comparing templates, then rewriting each other's checklists until they were good enough to hand to someone else. That shared document became the outline for Tobaru Mitami. The name simply combines our two family names, kept as a reminder that this material grew out of ordinary, first-hand experience rather than theory.

The course does not claim to solve every situation a landlord will face. It focuses narrowly on three areas where a little structure removes a disproportionate amount of daily stress: how you talk to tenants, how you plan upkeep, and how you keep records.
